PDF to Word: a 22-page rental agreement rebuilt as an editable document
Before (text as copied out of the PDF)
4.2 The Tenant shall pay the Rent monthly in ad- vance on or before the 1st day of each calen- dar month by bank transfer to the account Residential Lease Agreement v3 Page 6 of 22 stated in Schedule 2. 4.3 If any Rent remains unpaid 14 days af- ter the due date the Landlord may charge interest
After (in the Word document)
4. Rent and Payment (Heading 2)
4.2 The Tenant shall pay the Rent monthly in advance on or before the 1st day of each calendar month by bank transfer to the account stated in Schedule 2.
4.3 If any Rent remains unpaid 14 days after the due date, the Landlord may charge interest at the rate set out in Schedule 2.
Clauses 4.2 and 4.3 are real Word numbered list items, so adding a clause 4.2a renumbers everything after it on its own.
Tables
The rent schedule was split across pages 21 and 22 in the PDF. It is now one Word table with a repeating header row:
| Item | Amount | Due |
|---|---|---|
| Monthly rent | [amount] | 1st of each month |
| Security deposit | [amount] | On signing |
| Late payment interest | 3% above base rate | After 14 days |
| Key replacement | [amount] | On request |
What was done
- Text: all 22 pages transferred word for word, 6,840 words
- Headings: 12 section titles set as Heading 2; the document title as Heading 1, so the Navigation pane works
- Numbering: 94 clauses rebuilt as a multi-level list (1, 1.1, 1.1.1)
- Clean-up: 22 page footers and 214 broken line ends removed; 38 hyphenated words rejoined
- Signature block: rebuilt as a two-column table for Landlord and Tenant
What was left out
- The scanned logo on page 1 (as you asked)
- The decorative border around page 1
- Exact fonts: the document uses Calibri 11 throughout
Checked: clause count matches the PDF (94 of 94) and no paragraph is missing between pages.
Client: a small property manager with 14 flats Input: "Residential Lease Agreement v3.pdf", 22 pages, exported from an old template; the original Word file was lost Client's instructions: keep clause numbering exactly, keep the rent schedule table, drop the footer "Page X of 22" and the scanned logo
The client and all details are made up.
About this service
A contract you signed once and want to reuse is often only a PDF, and retyping it to change the client's name, dates and amounts is slow and error-prone. Send the PDF with selectable text and tell us which details change from deal to deal, and we rebuild it as a Word template word for word, with clause numbering restored and every variable detail replaced by a clearly marked blank such as [CLIENT NAME] or [START DATE]. A list of all blanks at the top shows what to fill in each time.
What is included
- What you getAn editable Word template with restored numbering, marked blanks for every variable detail and a list of blanks at the top, the same as a clean PDF, and a note on anything not carried over. We do not change or check the legal wording; this is not legal advice.
- Word for wordThe text exactly as in the PDF
- Numbering restoredClauses as real numbered lists
- Marked blanks[CLIENT NAME], [AMOUNT] and more
- List of blanksWhat to fill in every time

What we need from you
The contract as a PDF with selectable text (up to 3 files, for example the contract and its annexes), the details that change each time (names, addresses, dates, amounts, scope), how blanks should look and the language of the contract.
We will ask you:
- Which details change from deal to deal?
- How should blanks look?
- Are there annexes or schedules to include?
- Which language is the contract in?

Questions and answers
Will you check that the contract is good to reuse?
No, we rebuild the text as it is. If the contract will be reused for other clients or countries, have a lawyer check it first.
Can the blanks be fillable form fields?
No, blanks are marked text that you replace by typing or with Word's Find and Replace. Interactive content controls are not added.
My PDF is a scan. Will that work?
No, a PDF without a text layer is not accepted here. For scans and photos, use our service for typing text from images.
My PDF is password-protected. Can you open it?
No. Protected files are not accepted, and we do not bypass protection. Remove the password yourself if you have the right to do so.
