Example result
PDF to Word: a 22-page rental agreement rebuilt as an editable document
Before (text as copied out of the PDF)
4.2 The Tenant shall pay the Rent monthly in ad- vance on or before the 1st day of each calen- dar month by bank transfer to the account Residential Lease Agreement v3 Page 6 of 22 stated in Schedule 2. 4.3 If any Rent remains unpaid 14 days af- ter the due date the Landlord may charge interest
After (in the Word document)
4. Rent and Payment (Heading 2)
4.2 The Tenant shall pay the Rent monthly in advance on or before the 1st day of each calendar month by bank transfer to the account stated in Schedule 2.
4.3 If any Rent remains unpaid 14 days after the due date, the Landlord may charge interest at the rate set out in Schedule 2.
Clauses 4.2 and 4.3 are real Word numbered list items, so adding a clause 4.2a renumbers everything after it on its own.
Tables
The rent schedule was split across pages 21 and 22 in the PDF. It is now one Word table with a repeating header row:
| Item | Amount | Due |
|---|---|---|
| Monthly rent | [amount] | 1st of each month |
| Security deposit | [amount] | On signing |
| Late payment interest | 3% above base rate | After 14 days |
| Key replacement | [amount] | On request |
What was done
- Text: all 22 pages transferred word for word, 6,840 words
- Headings: 12 section titles set as Heading 2; the document title as Heading 1, so the Navigation pane works
- Numbering: 94 clauses rebuilt as a multi-level list (1, 1.1, 1.1.1)
- Clean-up: 22 page footers and 214 broken line ends removed; 38 hyphenated words rejoined
- Signature block: rebuilt as a two-column table for Landlord and Tenant
What was left out
- The scanned logo on page 1 (as you asked)
- The decorative border around page 1
- Exact fonts: the document uses Calibri 11 throughout
Checked: clause count matches the PDF (94 of 94) and no paragraph is missing between pages.
Client: a small property manager with 14 flats Input: "Residential Lease Agreement v3.pdf", 22 pages, exported from an old template; the original Word file was lost Client's instructions: keep clause numbering exactly, keep the rent schedule table, drop the footer "Page X of 22" and the scanned logo
The client and all details are made up.
About this service
A stock list typed as one long paragraph, a contact list with commas in random places, a schedule written as notes: the data is there, but nobody can sort or print it. Attach the file with your notes, as a Word document, a PDF with selectable text or an Excel sheet, and tell us the columns you want. We lay every item out in a clean Word table with a header row, consistent dates and numbers, sorted the way you ask, and list any entries that were missing a value.

Questions and answers
My notes are on paper or in photos. Will that work?
This page takes Word, PDF and Excel files. For photos of paper notes, use our service for typing text from photos.
Will you add or correct any data?
No, every value stays as in your notes; we only change the format, such as dates. Missing values are listed, not guessed.
Can the table calculate totals?
Totals can be typed in as a final row, but Word tables do not recalculate. For live totals, ask for the data as an Excel sheet in a separate order.
