Example result

Example for the Standard package

PDF to Word: a 22-page rental agreement rebuilt as an editable document

Before (text as copied out of the PDF)

4.2 The Tenant shall pay the Rent monthly in ad- vance on or before the 1st day of each calen- dar month by bank transfer to the account Residential Lease Agreement v3 Page 6 of 22 stated in Schedule 2. 4.3 If any Rent remains unpaid 14 days af- ter the due date the Landlord may charge interest

After (in the Word document)

4. Rent and Payment (Heading 2)

4.2 The Tenant shall pay the Rent monthly in advance on or before the 1st day of each calendar month by bank transfer to the account stated in Schedule 2.

4.3 If any Rent remains unpaid 14 days after the due date, the Landlord may charge interest at the rate set out in Schedule 2.

Clauses 4.2 and 4.3 are real Word numbered list items, so adding a clause 4.2a renumbers everything after it on its own.

Tables

The rent schedule was split across pages 21 and 22 in the PDF. It is now one Word table with a repeating header row:

ItemAmountDue
Monthly rent[amount]1st of each month
Security deposit[amount]On signing
Late payment interest3% above base rateAfter 14 days
Key replacement[amount]On request

What was done

  • Text: all 22 pages transferred word for word, 6,840 words
  • Headings: 12 section titles set as Heading 2; the document title as Heading 1, so the Navigation pane works
  • Numbering: 94 clauses rebuilt as a multi-level list (1, 1.1, 1.1.1)
  • Clean-up: 22 page footers and 214 broken line ends removed; 38 hyphenated words rejoined
  • Signature block: rebuilt as a two-column table for Landlord and Tenant

What was left out

  • The scanned logo on page 1 (as you asked)
  • The decorative border around page 1
  • Exact fonts: the document uses Calibri 11 throughout

Checked: clause count matches the PDF (94 of 94) and no paragraph is missing between pages.

Client: a small property manager with 14 flats Input: "Residential Lease Agreement v3.pdf", 22 pages, exported from an old template; the original Word file was lost Client's instructions: keep clause numbering exactly, keep the rent schedule table, drop the footer "Page X of 22" and the scanned logo

The client and all details are made up.

About this service

A board pack, a grant report or a monthly summary often has to go out as a Word document, while the numbers live in an Excel workbook with frozen panes, hidden columns and cryptic sheet names. Attach the workbook (.xlsx), say which sheets and columns matter, and we lay the data out as a Word report: a title, headings for each section, tables with clear header rows, aligned numbers and consistent units, and one plain line introducing each table. The figures are copied exactly as they are in your file.

What is included

  • What you getA Word report with a title, section headings and formatted tables built from your sheets, with a short line introducing each table and the figures exactly as in the workbook. Delivered as a Word (.docx) file and the same document as a PDF.
  • Sections from sheetsEach sheet or block gets a heading
  • Clean tablesHeader rows, aligned numbers, units
  • Only what mattersHelper columns and hidden rows left out
  • Table captionsOne plain line before each table
  • Exact figuresCopied as in your workbook

What we need from you

The Excel workbook (.xlsx, up to 3 files), which sheets and columns go into the report, the order of sections, the report title, and how numbers and currencies should look.

We will ask you:

  • Which sheets and columns go into the report?
  • In what order should the sections go?
  • What is the report called, and who reads it?
  • How should numbers and currencies look?

Questions and answers

Will my charts come into the report?

No, charts and images are not carried over; the report has tables only. Paste the charts from Excel into the Word file afterwards.

Will the formulas stay live?

No, the report shows the values from your workbook. Recalculation stays in Excel, so update the workbook and order a new layout when figures change.

Will you analyse the numbers or write conclusions?

No, we lay the data out and add one neutral line per table. For analysis and conclusions, order our data analysis report service.
