Example for the Standard package

PDF to Word: a 22-page rental agreement rebuilt as an editable document

Before (text as copied out of the PDF)

4.2 The Tenant shall pay the Rent monthly in ad- vance on or before the 1st day of each calen- dar month by bank transfer to the account Residential Lease Agreement v3 Page 6 of 22 stated in Schedule 2. 4.3 If any Rent remains unpaid 14 days af- ter the due date the Landlord may charge interest

After (in the Word document)

4. Rent and Payment (Heading 2)

4.2 The Tenant shall pay the Rent monthly in advance on or before the 1st day of each calendar month by bank transfer to the account stated in Schedule 2.

4.3 If any Rent remains unpaid 14 days after the due date, the Landlord may charge interest at the rate set out in Schedule 2.

Clauses 4.2 and 4.3 are real Word numbered list items, so adding a clause 4.2a renumbers everything after it on its own.

Tables

The rent schedule was split across pages 21 and 22 in the PDF. It is now one Word table with a repeating header row:

ItemAmountDue
Monthly rent[amount]1st of each month
Security deposit[amount]On signing
Late payment interest3% above base rateAfter 14 days
Key replacement[amount]On request

What was done

  • Text: all 22 pages transferred word for word, 6,840 words
  • Headings: 12 section titles set as Heading 2; the document title as Heading 1, so the Navigation pane works
  • Numbering: 94 clauses rebuilt as a multi-level list (1, 1.1, 1.1.1)
  • Clean-up: 22 page footers and 214 broken line ends removed; 38 hyphenated words rejoined
  • Signature block: rebuilt as a two-column table for Landlord and Tenant

What was left out

  • The scanned logo on page 1 (as you asked)
  • The decorative border around page 1
  • Exact fonts: the document uses Calibri 11 throughout

Checked: clause count matches the PDF (94 of 94) and no paragraph is missing between pages.

Client: a small property manager with 14 flats Input: "Residential Lease Agreement v3.pdf", 22 pages, exported from an old template; the original Word file was lost Client's instructions: keep clause numbering exactly, keep the rent schedule table, drop the footer "Page X of 22" and the scanned logo

The client and all details are made up.

About this service

When a report, a handbook or a tender response is put together from chapters written by different people, each part arrives with its own fonts, heading styles and numbering, and the joins show. Attach up to 3 Word files or PDFs with selectable text, tell us the order, and we assemble them into one Word document word for word, with one heading hierarchy, one body style, numbering that runs through the whole document and tables in one look. We do not rewrite the text; we only make it read as one document.

What is included

  • What you getOne Word document assembled from your files in the order you set, with one heading hierarchy, continuous numbering and tables in one style, plus a note on anything not carried over. Delivered as a Word (.docx) file and the same document as a PDF.
  • Your orderParts assembled as you list them
  • One heading hierarchyChapter, section and subsection styles
  • Continuous numberingHeadings and lists run through
  • Tables in one lookSame header rows and widths

  3. 3

What we need from you

Up to 3 files as Word documents or PDFs with selectable text, the order they go in, the numbering style for headings, and which repeated parts (such as duplicate cover pages) to drop.

We will ask you:

  • In which order should the files go?
  • How should headings be numbered?
  • Which repeated parts should be dropped?
  • What is the combined document for?

Questions and answers

I have more than 3 files. What can I do?

The form takes up to 3 files. Join some of them in Word first, or place a second order with the combined result and the remaining files.

Will you edit the wording so the parts sound alike?

No, the wording stays word for word. If the parts need editing for tone, order proofreading or rewriting separately.

What happens to images and charts?

They are not carried over. The note lists where each one was, so you can insert them back into the combined file.
