Virtually staged

File: PNG, about 1.5 megapixels. Label such pictures as virtually staged in listings.

Client: a property agent listing an empty flat for sale. Task: furnish the empty living room in a light modern style so buyers can picture the space, without changing the walls, windows or floor.

The client and all details are made up.

About this service

Buyers decide in seconds whether to book a viewing, and an empty room photo does not show whether a double bed fits or where a dining table goes. Send photos of the empty rooms of the flat or house you are selling, and we furnish them in a neutral style most buyers can picture themselves in, keeping the walls, windows, flooring, layout and any defects exactly as they are. Each picture is made from one of your photos as a PNG of about 1.5 megapixels for property sites and social media, not for large printed brochures, and it is redrawn, so small objects, textures and the window view can change slightly.

What is included

  • What you getYou get 1, 3 or 5 staged rooms of the home you are selling as PNG files of about 1.5 megapixels, one per picture in your package, and fewer photos give you extra variants of the same room.
  • Neutral for most buyersCalm colours and furniture that do not distract from the home
  • Real sense of scaleBed, sofa and table sizes that fit the real floor area
  • Defects stay visibleCracks, stains and wear are left as they are
  • One home, one styleAll rooms furnished alike, so the set reads as one home

What we need from you

Photos of the empty rooms as PNG, JPEG or WebP: wide, level pictures in daylight from a corner, the same ones you plan to use in the listing. Tell us the type of home, the price range, the buyers you expect, and anything that must stay in view, such as a fireplace or built-in wardrobes.

We will ask you:

  • What type of home is it, and who usually buys there?
  • Which room is in each photo?
  • Which features should stay in view?

Questions and answers

Do I need to disclose virtual staging?

Yes. Many property sites and MLS systems, and the law in some countries, ask you to label virtually staged photos, and some want the original shown next to it. Check the site's current rules and keep the empty-room photo.

Will the room look bigger than it is?

No. We use furniture of normal size for the real floor area and never stretch the room, widen windows or hide damage, so buyers are not surprised at the viewing.

Which photos can't you use?

We work only with photos you own or have the right to use, so not pictures from another agent's listing without permission. We don't add people, never put in a celebrity or another real person, add no nudity, and don't work on IDs, title deeds or other documents.
