Year 1 totals: revenue $212,550, operating profit $37,188, cash at year end $36,988.

What the numbers say

  1. Months 1–2 are the tight spot. Cash drops to about $2,900 in month 2. Keep at least $3,000 in reserve or delay one hire until month 3.
  2. Summer carries the year. Months 5–9 bring about two-thirds of annual profit, so plan marketing and staff holidays around them.
  3. Price matters more than volume. Raising the average check by $0.50 lifts year 1 profit by about $16,900; selling 10% more cups adds about $15,000.
  4. Payback. At the current pace, the $38,000 start-up spend is covered in roughly 13 months.

All formulas are live in the Excel file: change any yellow cell on the Assumptions sheet and every month updates.

About this service

For a small hotel, B&B or guesthouse the forecast turns on rooms, occupancy and the average nightly rate, which swing strongly between high and low season. We calculate revenue per room night, booking platform commissions, cleaning and laundry per stay, breakfast costs, staff, utilities and maintenance, and show RevPAR, monthly profit and cash. You see the occupancy you need to break even and what happens if the shoulder season is weaker than hoped.

What is included

  • What you getMonthly tables of occupancy, rates, revenue, commissions, costs, profit and cash, with RevPAR and break-even occupancy, as text and an .xlsx file with values. This is a planning estimate, not financial, tax or investment advice.
  • Season by seasonHigh, shoulder and low months
  • Platform commissionsDirect vs booking-site share
  • Cost per stayCleaning, laundry, amenities
  • RevPAR and ADRThe two numbers hoteliers compare
  • Break-even occupancyNights you must sell each month

What we need from you

Number and types of rooms, nightly rates by season, expected occupancy, the share of bookings through each platform and its commission, staff, cleaning, breakfast, utilities and any loan or rent. You can attach last year's figures as Excel or PDF.

We will ask you:

  • How many rooms and of what type?
  • What are your rates and occupancy by season?
  • Which booking platforms do you use and at what commission?
  • Do you serve breakfast or other meals?

Questions and answers

Is this financial advice?

No. It is a planning estimate based on your numbers. Have an accountant review it before buying or refinancing a property.

Do you know the rates of hotels near me?

No, we do not look up live prices. Take a few comparable rates from booking sites and add them to the brief.

Can you work from my booking export?

Yes, attach it as Excel or a PDF with a text layer. We use the nights, rates and channels to set realistic seasons.
