Year 1 totals: revenue $212,550, operating profit $37,188, cash at year end $36,988.

What the numbers say

  1. Months 1–2 are the tight spot. Cash drops to about $2,900 in month 2. Keep at least $3,000 in reserve or delay one hire until month 3.
  2. Summer carries the year. Months 5–9 bring about two-thirds of annual profit, so plan marketing and staff holidays around them.
  3. Price matters more than volume. Raising the average check by $0.50 lifts year 1 profit by about $16,900; selling 10% more cups adds about $15,000.
  4. Payback. At the current pace, the $38,000 start-up spend is covered in roughly 13 months.

All formulas are live in the Excel file: change any yellow cell on the Assumptions sheet and every month updates.

About this service

We estimate what a rental property really earns: rent or nightly rates and occupancy, minus mortgage payments, property tax, insurance, management fees, maintenance, vacancy and, for short lets, cleaning and platform fees. You see monthly cash flow, cash-on-cash return, cap rate and how many years it takes to earn back your down payment and renovation.

What we need from you

Purchase price, down payment and loan terms, expected rent or nightly rate and occupancy, taxes, insurance, management and maintenance costs, renovation budget and whether it is a long or short let.

We will ask you:

  • What is the purchase price and loan?
  • Long-term rent or short-term lets?
  • What rent or nightly rate and occupancy do you expect?
  • Which running costs do you already know?

Questions and answers

Do you include property price growth?

Only if you ask, at a rate you choose and clearly marked. By default we show cash flow without it, so the numbers do not lean on hoped-for growth.

Can you compare two properties?

Yes, in Standard or Premium. We put both side by side with the same assumptions.

Do you check local rental rules?

No. Short-let rules and taxes differ by city, so check them with the local authority and a tax adviser.
