About this service
We put together a picture of the property market in the city or neighbourhood you are looking at, from open listing portals, official statistics and local news. You see typical asking prices and rents by property type and size, how long listings stay up, new developments and infrastructure plans nearby, and what drives demand in the area. Every figure has a source and a date, and we say where only asking prices, not sale prices, are available.

You pay when you order, but the money is released only for accepted work.

- Free revisionsAsk for changes within your brief as many times as the package allows.
- Acceptance after 3 daysIf within 3 days of delivery you neither accept the work nor ask for changes, it is accepted automatically. If you write in the order chat after delivery, the order waits; once we answer, we may start the 3 days again and will say so in the chat.
- Redo or a full refundIf the result does not match your brief and the revisions did not fix it, or the work takes more than twice its deadline, write in the order chat: we will redo the work or refund the payment in full.

Is this an appraisal of a specific property?
No. It is a market overview from open data. For a mortgage or legal purpose, you need a licensed appraiser.
Is it investment advice?
No. The report gives you facts and their sources to make your own decision, and points out risks to check.
Why are asking prices higher than sale prices?
Sellers usually list above the final price. Where official transaction data is public, we show both and the gap.
